±705.5 contiguous acres in Coal County, Oklahoma, south of Tupelo on the OK-48 corridor, with N3690 Road running the western boundary. Agricultural land — pasture and cropland — on gently rolling upland at roughly 680 to 720 feet AMSL, with the 700-foot contour crossing the property and no significant grade change across the tract.

Power. A 345 kV AC overhead transmission line crosses the property, in service, running northeast to southwest. An in-service 138 kV substation on a Southwestern Power Administration federal line sits approximately 0.91 miles from the tract. The 345 kV line terminates at a 345/138 kV node carrying two 345 kV ties — toward Pittsburg and toward Sunnyside — and three 138 kV circuits. Two in-service voltages within a mile of one another is uncommon in this part of the state: 345 kV on the land for bulk transfer, 138 kV under a mile out for a first phase.

Market and utility. Southwest Power Pool RTO and balancing authority, NERC MRO reliability region — outside ERCOT and PJM. Distribution service through Southeastern Electric Cooperative, with wholesale supply from Western Farmers Electric Cooperative. Generator and large-load interconnection studies run through the SPP tariff process. The Tenaska Kiamichi Generating Station, a 1,370 MW combined-cycle plant with dual-grid delivery to SPP and ERCOT, operates approximately 32 miles northeast.

Gas. Gas transmission runs approximately 7.3 miles from the tract. Behind-the-meter generation, cogeneration, or thermal cooling would be served by a lateral build rather than an on-site tap. Oklahoma carries roughly 19,640 miles of transmission across 24 operators; operator, diameter, and available volume should be confirmed through PHMSA NPMS before sizing generation.

Fiber. No fiber is represented as being on the parcel today. Dobson Fiber reports 1,000 Mbps symmetric service in the Atoka area approximately 19 miles southeast, per FCC Broadband Data Collection. The US-69/75 corridor carries the region's long-haul path and is the likely candidate route for a build to the site. The 345 kV easement crossing the tract may support an OPGW or ADSS arrangement; a diverse-entry design would require two physically separated paths.

Water and floodplain. The tract sits in the Clear Boggy Creek basin of the Red River system. The Arbuckle-Simpson aquifer underlies portions of Coal County, with wells in the region commonly yielding 100 to 500 gpm; groundwater beyond domestic use requires an OWRB permit. FEMA maps Zone A — approximate 1% annual chance floodplain, no base flood elevation determined — along the drainages on the eastern side, with the interior and western balance upland. Location and access. OK-48 provides state highway access adjacent to the parcel, running north through Tupelo, with OK-31 to the south. The US-69/75 four-lane corridor is approximately 19 miles east and I-35 approximately 40 miles west. Ada is roughly 23 miles, Atoka 19 miles, McAlester 48 miles, Oklahoma City 90 miles, Tulsa 115 miles, and Dallas–Fort Worth 120 miles. Coal County holds 5,266 residents across 521 square miles, with no subdivision adjacency to the parcel. Ada, Atoka, Coalgate, and Durant all sit inside a one-hour drive, and Oklahoma CareerTech operates campuses across the region.

Jurisdiction and incentives. Unincorporated county with no municipal zoning overlay on the parcel. Oklahoma offers a five-year ad valorem exemption, a computer services and data processing sales and use tax exemption, Quality Jobs payroll incentives, and free customized workforce training through CareerTech. Oklahoma is a right-to-work state. The tract sits inside the historic Choctaw Nation boundary; jurisdictional and tax analysis is recommended.

Offered for sale or for long-term ground lease. Data center development, gas generation, battery energy storage, solar and other renewable energy, and continued agricultural use will all be considered.
