The San Diego City Counsil unanimously approved the Morena Corridor Specific Plan, both of which would rezone areas along Morena Boulevard to allow for a spike in housing development near multiple future trolley stations. The plan is an effort to take advantage of the $2.17 billion Mid- Coast Trolley Blue Line Extension that includes a planned 11-mile extension of trolley service by San Diego’s Metropolitan Transit System from Santa Fe Depot in downtown San Diego to University City.
The Balboa Avenue and Morena Corridor plans will require a second council vote for ratification. A date or dates for the second vote have not been set.
This is an interesting piece of land, the location and exposure are both unique. Located in a prime area, viewable from I-5 and the future Mid Coast Trolley Clairemont station. There is a view of mission bay from the lot. The I-5 and Clairemont Drive exit is estimated to have 17,000 vehicles at peak traffice hours.
This property is currently zoned CC1-3 which is a mixed use residential/commercial designation. 2019 is an interesting year for transit oriented development. This property falls unto an area that could potentially have zero parking minimums, and zero height limits. As the regulatory environment changes, so will the price. It offers a creative transit oriented infill opportunity.
