The 80 MW Walton Bainbridge Power Facility (distillate fuel oil peaker, EIA Plant 56015) is located approximately 1.87 miles from the site. The property sits in the NERC SERC reliability region under Southern Company (SOCO) balancing authority — outside ERCOT and PJM constraints — with direct interconnection studies available through Georgia Power and GTC.

Natural gas optionality is provided by the Southern Natural Gas (SNG) interstate pipeline approximately 2.16 miles from the site. Hydrology: The property lies in the Lower Flint River sub-basin (HUC 03130008) of the ACF Basin, north of the mapped Flint River SFHA. The Upper Floridan Aquifer (principal SW Georgia source, high-yield wells) is available for cooling, fire protection, and process needs.
