Brevard County acquired the above parcels as necessary land to expand Barnes Boulevard from a two-lane road to a four-lane road with sidewalks and stormwater retention amenities. Brevard County acquired the parcels under a threat of condemnation, pursuant to Section 337.27, Florida Statutes. Additional information included in the attached documents. The property operated as a gasoline station and was reportedly razed in 2014. Due to the type of operation, which involves using underground gasoline storage tanks, there is a risk of contamination. Terracon Consultants, Inc. completed a Groundwater Monitoring Report in December 2024. This report is Appendix C in the Bid Documents. Terracon recommended no further action, as there is no known groundwater contamination or other environmental hazards at the site. Based on the deed and property survey, there are no apparent easements, encroachments, or restrictions other than those typical for the property type. According to the survey, Parcel C has a drainage easement that runs along the northern portion of the site. Parcel E has a 10-foot-wide sanitary sewer easement that runs along the northern portion of the site, and a utility and drainage easement running along the eastern portion of the site.
