Power on the parcel, not in a queue. A 138 kV AC transmission line crosses the property. It is in service, owned by Public Service Company of Oklahoma, and runs between two in-service 138 kV substations at approximately 0.95 and 1.4 miles, each carrying further circuits beyond. The tract sits mid-tie rather than at a radial dead end, which supports a first phase without waiting on a 345 kV study. Bulk transfer a mile and a half off. The nearest 345 kV corridor runs north to south approximately 1.5 miles west of the property line, feeding a node where five 345 kV circuits terminate. One ties directly to the Kiamichi Energy Facility, a combined-cycle plant rated 1,370 MW gross with 1,220 MW net published by Tenaska, in commercial operation since 2003 and connected to both SPP and ERCOT. Circuits from Seminole and Valliant terminate at the same node, so two utilities meet on one bus. Gas on the same acreage. PHMSA's National Pipeline Mapping System shows gas transmission crossing the tract, with a second line along the eastern boundary. That opens a behind-the-meter path for on-site generation, cogeneration or thermal cooling without assembling a separate pipeline corridor, subject to operator confirmation of diameter and available volume. Rolling upland with roughly 150 feet of relief, from about 750 to 900 feet AMSL, with flatter ground across the western and northern portions and a ridge-and-valley pattern through the eastern half. Framed by state and county roads, with SH-63 along the north boundary and SH-375 on the eastern approach; US-69/75, the four-lane freight and utility spine of southeast Oklahoma, lies approximately nine miles west. FEMA maps Zone A along the interior and western drainages with the balance upland. The tract is in an unincorporated county with no municipal zoning overlay, inside the historic Choctaw Nation boundary, where jurisdictional and tax analysis is recommended. Two carriers report 1,000 Mbps symmetric low-latency service in the Savanna and McAlester areas, roughly 7 and 14 miles out; a fiber lateral should be budgeted. Incentives. Oklahoma offers a five-year ad valorem exemption and a computer services and data processing sales and use tax exemption to qualifying facilities, alongside Quality Jobs cash incentives and CareerTech workforce training. Pittsburg County falls under the small-county payroll threshold. Local tax increment districts are negotiated county by county rather than set by statute, and recent legislation adds notice and public meeting requirements for large-load projects.
