Overview:
Four large connected buildings (1500 SFT each) and three small (350, 350, & 288 SFT) individual buildings on nine acres of beautiful land in Labelle. Additional storage sheds and land/parking available upon request. Buildings can be rented individually or altogether for a discount. Buildings are at far end of nine acre rural property, ~850 feet from A Road.

Infrastructure:
- Buildings have 8' ceilings and were previously used for insect farming
- Plenty of electrical outlets and hookups -- the insect farm was a heavy consumer of heating/cooling equipment
- Sinks included in buildings and hose outside available for use. Some of the buildings have sinks and subdivided spaces and some do not. Buildings are on unfiltered well water with a strong sulfur odor.
- Simple bathroom near buildings, shared by all tenants
- 3' door entrances to each building. Larger doors (e.g. garage-style) can be installed. 
- Large packed gravel areas make the space good enough for large trucks and equipment. We regularly had 50' big rigs drop off supplies and turn around, although some drivers will grumble about lack of concrete
- Plenty of open area and packed spaces for parking
- Willing to negotiate infrastructure changes for the right tenant

Security: 
- Safe property - never had issues in the past
- Entrance gate with keypad entry for verified visitors only
- Property manager lives on site
- Two security cameras near buildings. Can be kept in place or removed as you wish. 

Suggested Use:
Great for storage, woodworking, or light fabrication. Great for agricultural use cases - agricultural supplies, mushroom farming, insect farming, any kind of indoor farming or animal breeding. 

No automotive work. No retail or storefront - no gyms, dance studios, or services businesses that allow customers to drop by.
