GROUND LEASE
Cooperative broker commission shall based on the Net Present Value (NPV) of the total rent scheduled to be paid by the tenant over the primary term of the lease, using a discount rate mutually agreed upon by the Owner(s) and the Broker. The commission shall equal 2.5% of the NPV of the scheduled rent and will be payable upon the effective date of the fully executed lease agreement between the Tenant and the Owner.
