This is not traditional office space; it is a fully realized "Office Club" ecosystem. We have reimagined the turnkey experience to eliminate the friction of a typical build-out, delivering a workspace that is engineered for agility, designed for wellness, and ready for "Day 1" activation.

In a world where work is hybrid, the physical office must offer something the home cannot: collision, collaboration, and professional velocity. We have pre-set this suite with a layout logic that adapts to your needs in real-time—from intimate project stand-ups to company-wide symposiums—ensuring your real estate works as hard as your team.

THE PHILOSOPHY: FRONT-OF-HOUSE POLISH, BACK-OF-HOUSE UTILITY Great hospitality defines great workplaces. We designed 355 Main with a clear separation between "Stage" and "Engine."

Front-of-House: Your client-facing zones are polished, energetic, and designed for connection. High-contrast aesthetics, premium soft seating, and café culture rule here.

Back-of-House: The heavy lifting—food prep, printing, and storage—is moved to dedicated utility zones. This keeps smells, noise, and clutter "off-stage," ensuring your main work areas remain pristine and distraction-free.

A TOUR OF THE ZONES

1. The Café & Arrival (Zone 10): "The Neighborhood Hub" Your day begins in the "Front-of-House" Café, a space designed to bridge the gap between a client lounge and a coffee bar. We moved away from the sterile office kitchen, opting instead for a moodier, high-design aesthetic featuring matte black IKEA cabinetry and sleek white Caesarstone countertops, grounded by Daltile accents.

The Vibe: Spontaneous and social. It is the ultimate "third place" for a mental break or a casual collision with a colleague.

The Tech: The custom banquette seating isn't just for lounging; it is a powered workstation. With electrical outlets and USB-C/B ports that fold in and out of the sofa, you can transition from an espresso break to a laptop session without hunting for a plug.

2. The Dynamic Core: "Agility in Minutes" At the heart of the floorplate lies our signature Dynamic Space. Most offices are static; this zone is fluid. We pre-configured this area to support the full spectrum of your workday.

The Function: The furniture and layout allow you to adapt the configuration instantly. Shift from a circle of chairs for a Morning Stand-Up, to clustered tables for Project/Focus Areas, to theater-style seating for a Town Hall or Symposium.

The Why: Business moves fast. You shouldn't need a renovation to change how you collaborate. This zone empowers your team to work exactly how they need to, the moment they need to.

3. The Semi-Private Heritage Zone (Zone 11): "Quiet Company" This area honors the architectural legacy of the building. We preserved the original curved walls designed by renowned architect Vatche Simonian, creating a unique "semi-private" enclave defined by its geometry and open-beam ceiling.

The Furniture: We selected the Vitra Soft Work family—electrified curved sofas paired with rolling soft tables and swivel-desk seats.

The Use Case: The open beams mean this isn't a soundproof box; it is a sanctuary for "quiet company." It is perfect for non-sensitive collaboration or individual deep work where you want to feel the pulse of the office without being in the crossfire.

4. The War Room / Touchdown (Zone 1): "The Project Incubator" This is a hybrid engine for high-stakes work. We avoided heavy, immovable boardroom tables in favor of lightweight Touchdown Tables paired with the architectural Vitra .04 Chair.

The Logic: The .04 chair was chosen for its hidden flexibility—appearing sleek and stiff but offering a yielding, ergonomic shell that supports "lean-back" comfort during marathon sessions.

The Versatility: Use it as a polished conference room for client presentations in the morning, or claim it as a dedicated "War Room" for a team sprint for the rest of the week.

5. The Team Room: "The Manager’s Co-Pilot Suite" Designed for leadership that needs to stay synchronized. This room creates a self-contained ecosystem using the Vitra Tyde 2 workstation family.

The Layout: We configured three distinct tables: two sit-stand desks for individual deep work, and a third dedicated meeting table for immediate collaboration.

The Flow: Anchored by Mikado side chairs, this setup allows managers to work side-by-side and pivot instantly to a "heads-up" meeting without leaving the room. It eliminates the friction of booking a separate conference room for quick decisions.

6. The Private Offices: "The Cockpit" In an open "club" environment, the private office serves as the anchor. These suites are designed as "cockpits"—streamlined, distraction-free, and dedicated to executive focus.

The Balance: Enclosed in ebony oak glass headers, the partial glass offers visual transparency of an open culture with the acoustic isolation required for confidential calls.

The "Why": We shifted amenities like printing and coffee to the shared zones to keep your private office clutter-free. It is your sanctuary to strategize and execute.

7. The Customizable Suite (Zone 4): "Volume & Light" We labeled this a conference room, but it is effectively a "Suite within a Suite." Waiting for your final specifications, this zone features soaring vaulted ceilings and independent HVAC control.

The Design: Lighting is paramount here. A 10-foot Coronet LS1 pendant provides balanced indirect/direct light to reduce eye strain, while a statement Marset Soho pendant defines the adjoining space.

The Potential: Connected by French doors, it can serve as a grand boardroom or a private executive lounge with its own attached huddle room.

THE ENGINES: BACK-OF-HOUSE UTILITY

The Break Room (Zone 9): "The Off-Stage Retreat" If the Café is for connection, Zone 9 is for function. We separated this "Back-of-House" kitchen to handle the realities of the workday—lunch storage, microwave use, and dishwashing. By containing these activities here, we ensure food smells and noise never bleed into your client meetings. It is a private place for staff to truly unplug and reset.

The Resource Room: "Active Production" We elevated the copy room from a closet to a workspace. Continuing the premium matte black and Caesarstone finishes from the café, this room features a dedicated sit-to-stand layout desk opposite the RICOH machines.

The Benefit: Instead of "waiting for prints," you are "working on layouts." The standing-height surface encourages active movement while you collate, bind, or review plans.

Preserving the curve, redefining the function. We honored the suite's history by keeping Vatche Simonian's signature curved architecture intact. To modernize it, we selected curved, electrified Soft Work sofas that mirror the room's geometry. The open-beam ceiling creates a 'semi-private' acoustic environment—perfect for 'quiet company,' where you can focus individually or hold casual meetings that don't require the secrecy of a closed door.

Shared Café
Front-of-house polish, back-of-house comfort. We selected this setting to bridge the gap between a client lounge and a kitchen. The matte black cabinetry and white quartz countertops set a refined tone, while the tech-enabled banquettes provide the modern utility of a workstation. It's a deliberate design choice: a space casual enough for an espresso break, but sophisticated enough to host an impromptu meeting.

Resource Room
Utility, elevated to the same standard. We believe the back-of-house should feel as premium as the front-of-house. We carried the matte black IKEA cabinetry and durable Black Caesarstone through to this room to maintain visual continuity with the café. It's a durable, high-contrast environment designed to handle the wear of daily production while looking sharp enough to leave the door open.

Break Room
The functional engine, behind the scenes. We separated this 'Back-of-House' break room to keep your client-facing areas pristine. While the café is for connection, this zone is for utility—a fully equipped, private kitchen where teams can prepare meals and unwind 'off-stage.' It ensures that lunch prep and lively downtime happen here, so the rest of the office remains polished and distraction-free.
