Each parcel is entitled under the Mesquite Lake Specific Plan for up to 49.9 MW of behind-the-meter power generation. The site sits within the Mesquite Lake Specific Plan, an area the County originally built around the two existing — but currently idle — biomass power plants on the property. The surrounding region has experienced limited economic activity for decades due to constraints on power infrastructure, and the local community is eager for the job opportunities a redevelopment would bring. The Specific Plan accommodates a broad range of heavy industrial uses. •Power capacity entitled under the Specific Plan. Three parcels, each entitled for up to 49.9 MW behind the meter under the Mesquite Lake Specific Plan. •On-site electrical infrastructure. Two 25 MW substations are located on the property. •Adjacent transmission. 92 kV transmission lines run on or adjacent to the site. No interconnection agreement is currently in place. •Industrial water. Approximately 15,000 acre-feet of industrial water available to support the site. •Natural gas. A 24-inch natural gas line currently exists and is delivered to the property, with a will-serve letter from Southern California Gas Company (SoCal Gas) in hand. •Equipment lined up. Bids in hand from Caterpillar to supply engines for power generation. •Building underway. A bid is being finalized for a 250,000 square-foot building; building permits will be submitted as soon as the remaining documents are gathered. •De-risked development. The building permit will be secured to reduce development risk for a buyer; once issued, it can be transferred and/or modified to fit the buyer’s specific use. •Connectivity nearby. Fiber is in close proximity to the site. •Tax efficiency. Up to 40% federal Investment Tax Credit (ITC) credits are currently available on certain new equipment. Each parcel is entitled under the Mesquite Lake Specific Plan to provide up to 49.9 MW behind the meter. Building permits for site-level approvals and building permits are administered by the Imperial County Planning and Development Services (ICPDS) and the Imperial County Air Pollution Control District (ICAPCD).
