THE FUTURE AND MIDTOWN SOUTH MIXED USE PLAN
Adopted August 14, 2025, The Midtown South Mixed-Use Plan intends to foster the development of vibrant, 24/7 mixed-use neighborhoods in the heart of Manhattan through zoning and density changes and nearly $500M in investment in the public realm, health care and programs to bolster garment and fashion industries. The Plan area extends from 23rd to 41st and 5th to 8th Aves.
$10B TO REPLACE PORT AUTHORITY BUS TERMINAL
The May 2025 groundbreaking officially kicked off the $10B new bus terminal replacement project which will result in a state-of-the-art terminal, 3.5 acres of open green space on new decks covering Lincoln Tunnel access roads between 37th and 39th Sts and 9th and 10th Aves, a new enclosed ramp structure providing busses direct access to the Lincoln Tunnel, and a new staging and storage building to keep idling buses off streets and serve as a temporary terminal while the existing terminal is demolished and rebuilt (increasing foot traffic along 9th Ave), with full completion expected by 2032. Currently servicing 205,000 average weekday daily passengers, the new terminal’s capacity will increase from 600 buses per hour to more than 1,000. In addition to increasing the commuter population, the project creates 6,000 union construction jobs in the neighborhood.
