As-Is: Walk-in cooler, all sinks, kitchen exhaust hood in good working condition.
Utilities: Tenant to pay separately-metered gas. All other utilities (Electricity, water, sewer, trash, internet) are billed as Operational Pass Through.
Deposit: $5,000 security deposit and $5,313 prepaid rent (which is equal to first month’s rent and triple net due). Both are due upon execution of lease agreement.
Tenant pays Pro rata share of Operations costs based on square footage as a percentage of total net leasable square footage. Operations costs include but is not limited; janitorial and bussing staff, all utilities (except gas), shared internet access, repairs and maintenance in Cookhouse dining areas and restrooms, shared pest control, grease-trap service and hood, etc. Current Operations & Utilities costs are $2,813 per month.
Tenant Build-Out: Signage. Menu Board. Submitting and processing health permit and building permit if making construction changes.
Exclusivity: Owner will offer primary exclusivity to Tenant’s primary menu item/concept.
In addition, Owner will retain the right to review and approve menu and menu changes.
