Originally conceived as a regional business and technology park, the property has benefited from significant public investment, including roadway construction, parking facilities, stormwater management infrastructure, water and sewer service extensions, broadband connectivity, electrical distribution, lighting, and site improvements. The project was funded in part through Maryland economic development programs administered by the Department of Business and Economic Development (now the Maryland Department of Commerce). 
The property includes approximately 22 acres of improved land and approximately 70 acres of additional development acreage, providing a unique opportunity for a purchaser to acquire one of the largest publicly owned development sites on Maryland’s Eastern Shore.
Unlike many development properties that require extensive entitlement work and utility planning, Mid-Shore Technology Park already possesses substantial infrastructure and utility investment. A 2024 engineering evaluation concluded that the Town of Ridgely possesses sufficient water capacity to support the property’s planned full build-out allocation of approximately 45,000 gallons per day and that the site’s water, sewer, roadway, and utility infrastructure remain largely intact, although certain repairs and upgrades to portions of the wastewater system are recommended.
