further identified as Cabarrus County Parcel Identification Number 56223304400000. This
approval will allow for a multifamily dwelling of 55 units. Approval of the SUP does not constitute
or imply approval of sewer allocation. Sewer allocation must be obtained through a separate review and approval process at a later date.

3.44-acre multifamily development site in Kannapolis, North Carolina, approved by the City of Kannapolis Board of Adjustment for 55 dwelling units under Special Use Permit Case BOA-2025-26.

Kannapolis has grown approximately 14% since 2020 to more than 63,000 residents, and the City's Wastewater Allocation Policy has made sewer capacity, not land, and not demand, the binding constraint on new multifamily supply. 

The 55-unit approval represents the maximum density supported by the Kannapolis 2030 Comprehensive Plan for this parcel (6–16 units per acre). The conceptual site plan prepared by Kimley-Horn was designed with 125 parking spaces against 83 required, 15% open space against a 10% requirement, and a 0.50 proposed impervious ratio against a 0.80 maximum. A Duke Energy transmission easement traverses the property and has been fully designed around, with required 25-foot transmission setbacks reflected in the approved concept.

Kimley-Horn's due diligence found no streams or wetlands, acceptable sight distance at the proposed Concord Lake Road access, and no anticipated requirement for a Traffic Impact Analysis at this time since this is under the threshhold. Ownership cleared the site in 2023. The full diligence file, ALTA survey, site investigation memo, SUP order and approval letter, and conceptual site plan convey to a buyer at closing.

Sewer allocation has not been awarded and does not convey with the Special Use Permit. Allocation is secured through a separate City of Kannapolis process. Prospective purchasers should conduct independent diligence with the City of Kannapolis and WSACC regarding allocation availability, timing, and system development fees.
