For decades, building a new hotel in Southampton Town was effectively impossible. Existing zoning simply didn't provide a pathway for ground-up hospitality development, even in a market defined by some of the strongest seasonal tourism demand in the country. As a result, hamlets like Bridgehampton, despite sitting at the center of Hamptons wine country, beach culture, and equestrian life, never developed a real hotel base. Visitors had only a few options to choose from, and everyone else was left to compete for a shrinking pool of short-term rentals. Rentals that themselves were restricted by a 14-day minimum stay requirement that effectively pushed casual, weekend, and short-trip visitors out of the market entirely. That changed with the passage of Local Law No. 6 of 2026. The Town of Southampton introduced a new Hotel Development Overlay, a floating zone layered onto existing Highway Business (HB) districts, specifically to create a legal pathway for boutique hotel construction. It's a deliberate, narrowly-tailored law: hotels must fall between 16 and 65 rooms, sit on a minimum of 2 acres, and limit stays to 30 consecutive days, ensuring the new supply stays true to transient hospitality rather than disguised residential or extended-stay use.

Once-in-a-Generation Hotel Development Opportunity, Bridgehampton, NY A rare chance to bring new hospitality supply to the most supply-constrained lodging market in the Northeast. Newly passed Local Law opens the door to boutique hotel development in Bridgehampton for the first time in a generation, and this site, at 2045 Montauk Highway, is positioned to be the first mover. Bridgehampton is the heart of the Hamptons — surrounded by world-class wineries, beaches, restaurants, and equestrian culture. Yet has virtually no limited hotel inventory today. With Southampton's 14-day short-term rental minimum locking Airbnb out of the market, a purpose-built hotel is the only real lodging option for visitors. Limited competition, protected by law: the new zoning bars franchise and chain hotels outright, reserving this category for independent, design-led product only. This is a lease opportunity to develop a boutique hotel or hospitality concept (16–65 rooms) on great location on Montauk Highway.
