Land For Sale • 185 AC
Letart Commerce Park is a 185±-acre raw land development site located at 16498 Graham Station Road in Letart, Mason County, West Virginia, situated outside of town limits with no zoning restrictions and no restrictive covenants. The property is configured as a long rectangular parcel with approximately 1,500 linear feet of frontage on WV Route 62, running approximately one mile front to back. One road access point is currently available from Route 62, and another from Donohew Road, with a gravel access road already in place. Road improvements would be required to support full commercial or industrial development. The site topography is predominantly level, with a gentle rise of approximately 40 feet from the front to the rear across most of the property. A wooded hillside of approximately 17 acres occupies the western edge of the parcel, with the balance of the acreage consisting of gently sloping to level former agricultural land. A 10-acre pond is located at the front of the site, occupying the area where a former sand-and-gravel quarry operated for many years. The surrounding land uses are farming and a sand-and-gravel quarry. There are no structures on the property. A small intermittent stream runs along the south boundary of the site. The property is located outside the FEMA 100-year floodplain, except for the existing pond area. No sinkholes or natural springs have been identified. Three parcels comprise the site: Tax Parcel Nos. 26-04-0247-0092, 26-04-0247-0099, and 26-04-0247-0091, Cooper District, Mason County. The owner holds fee simple title including mineral rights. Mineral rights are included in the sale or are negotiable. The owner will subdivide; parcel size is flexible. Maximum contiguous acreage available is 185± acres. Electric: Appalachian Power Company (APCO) provides four voltage options: 12.47kV, 69kV, 345kV, and 765kV, all on or immediately adjacent to the property. Power is redundant. Three-phase service is available on-site. The nearest AEP substation (Sporn) is approximately 6 miles away. Electricity is confirmed at the property line. Water: Mason County Public Service District provides public water via an on-site 10”–12” main. Static pressure is 150 PSI; residual pressure is 200+- PSI. Water line is at the property line. Telecommunications: Multi-gigabit fiber is available at the property line via Frontier Communications. Redundant fiber and telecom service options are available. Sewer: No municipal sewer is currently on-site. The nearest sewer line is approximately 5 miles away. Sandy soils support high percolation rates suitable for engineered on-site septic systems or a package plant solution, subject to regulatory approvals. The Mason County Master Development Plan (March 2026) identifies a long-term backbone sewer corridor along WV Route 62 as a priority utility extension, which may improve sewer access to this corridor over time. Natural Gas: Hope Gas is the regional provider; the nearest gas line is approximately 20 miles away and Hope Gas announced a $250MM expansion of the gas line near Letart. Transportation: The nearest interstate is I-77 at Exit 138, approximately 15 miles away. The nearest four-lane highway is US Route 35, approximately 15 miles away. Jackson County Airport is approximately 10 miles away. Rail and Water Proximity: CSX Class I Railroad runs along adjacent third-party property approximately 75 feet from the site boundary.
