park is served by both Union Pacific and BNSF, with more than 15 miles of
internal track and an on-site rail terminal and transload facility. Rail-served
industrial space with real capacity is scarce in the San Antonio market —
Alamo Junction and Port San Antonio's East Kelly Railport are effectively the
only in-city options.
Highway access is via IH-37, Loop 1604 and Highway 181, positioning the park
for distribution into San Antonio, the Austin corridor to the north, and the
Laredo and Gulf Coast trade lanes to the south.
South Bexar County is the most active industrial growth corridor in the San
Antonio region. Union Pacific has designated San Antonio a Premier Industrial
Site, and greater:SATX reports more than 1,600 manufacturers and over 61,000
advanced-manufacturing jobs across the region. JCB is building a 400-acre,
$500 million manufacturing plant on the south side with production beginning
in 2026 - the single strongest indicator of where heavy industrial demand in
this market is heading.
