The property benefits from excellent infrastructure and utility access that supports immediate and long-term development. Water rights are currently allocated at 250 acre-feet and will increase to a substantial 1,030 acre-feet after 30 years, providing strong long-term supply security. An existing high-pressure gas line is located within 200 feet of the southwest border, and Energy Transfer’s planned Desert Southwest Pipeline will follow this same alignment, offering future capacity for natural gas service. Electrical power is readily available with a 13.8kV line running adjacent to the property and the Newman Power Station situated just one mile to the south. In addition, a wastewater treatment plant directly adjoins the property to the east, delivering convenient and cost-effective sewer access.
