BUSHWICK CONDOS ON MARKET

Aptsandlofts.com is handling the sales and marketing of seven new developments in Bushwick located at: 1060 Putnam Avenue, 1037 Decatur Street, 1271 Decatur Street, 44 Troutman Street, 228-30 Troutman Street, 241 Troutman Street , 289 Troutman Street and 721 Flushing Avenue.
1060 Putnam is a six unit rehabilitation of an early 1900 stone façade row house. Its interior finishes are distinctly high-style, designed by Funda Durukan, a noted Manhattan-based designer. The building consists of a single one-bedroom duplex, a two-bedroom duplex, two two-bedroom and two one-bedroom apartments, all between 690 and 1538 sf. Prices range from $279,000 to $399,000 and within two weeks of opening has sold about a half dozen units.
At 1037 Decatur, the six units are all floor through apartments. After just six weeks on the market, five of the six condos are sold at prices between $270,000 and $350,000. Virtually all the buyers have wanted more space and have been happy to have basic finishes. The building consists of four one and a half-bedroom apartments and two one and a half bedroom duplex apartments, all between 690 and 1100 sf.
Located off the Jefferson Street L train subway stop, 241 Troutman Street (The Troutman Lofts) is another six-unit former stone facade row house that has been redesigned with a half of floor being added to the roof of the building giving the third floor units 15-foot ceiling heights. The project consists of two duplex apartments with private gardens, two, one and a half bedroom floor-through apartments and two, two-bedroom duplex lofts on the top floor.
Another building located off the Jefferson Street L Train stop at 289 Troutman Street is nearly 100 years old but has been entirely renovated and selling for $400-450 per square foot. The building features contemporary finishes, exposed brick, large rear balconies and a gorgeous restored masonry on the front façade. Sales began in late October and offers on seven of the eight units are in contract.
In addition to these properties, aptsandlofts’ David Maundrell is consulting on 228-30 Troutman Street, which will be ground up new construction with 14 units and seven parking spaces and is scheduled to come to market Spring 2009.
Collectively these buildings represent almost 50 new condominium units of housing in the Bushwick section.
At 721 Flushing, Calder Construction Corp. has developed 13 units, all one- and two-bedroom units ranging from $260,000 to $399,000, geared toward first-time buyers. The construction is brick and pre-cast stone with curtain wall windows and sliding window doors. The design calls for decorative brick details on the façade, which makes the building distinctive on the block.
