RESIDENTIAL TAX ABATEMENT STILL ON BACK BURNER
New York’s State Legislature finished its 2016 legislative session without a replacement for the popular 421a tax abatement program, which expired in January. CROWN CHOPS ANOTHER TENANT
Another Crown Building tenant has found a new home. The Ralph M. Chait Galleries, a leading dealer of antique Chinese porcelain and works of art, is relocating to 4,000 sf at 16 East 52nd Street. The Galleries is celebrating its 106th year in business and the relocation was precipitated by Michael Shvo and Vladimir Doronin of Amanresorts’ purchase of the upper floors of the Crown Building for $500 million in 2015. The floors are being redeveloped as a luxury hotel and condominium.

RETAIL STRIP PRICE OUTSTRIPS AREA
A fully occupied 9,000 sf retail strip located at 1943-1955 Westchester Avenue in the Parkchester section of The Bronx was sold for $7.75 million, which translates to $861 per sf. The value is well above the area’s average for commercial buildings which is $461 psf.
